Personal Showings

We never hand out keys or provide lockbox access to prospective tenants. Every showing is conducted as a personal or group showing by one of our trained staff.

Tenant Screening

Each tenant is thoroughly screened and vetted. Our screening process includes financial records, credit, eviction, bankruptcy, foreclosure, fraud, and criminal. Quality tenants are presented for your final approval.

Lease Creation

We only use California Association of Realtor leases and in-house generated addenda to ensure that your lease will be as foolproof as possible. You don’t need to worry about the minutia of landlord-tenant law, we’ve got you covered. In fact, we even let you preview the lease!

Thorough Inspections

We conduct through move-in and move-out inspections with lots of photos to ensure that we have an accurate representation of your property pre and post tenancy. Moreover, we conduct bi-annual drive-by inspections and annual interior inspections. You are provided with copies of every inspection.

Rent Collection

We’ve got you covered with rent collection. We offer tenants multiple ways to pay rent and will do the dirty work should your tenant fall behind. Additionally, we offer landlords FREE direct deposit (ACH) for speedy rent deposits. 

Comprehensive Reporting

We provide monthly owner packets (online & by mail) that include cash flow statements, copies of work orders, and copies of repair invoices. Additionally, we provide end-of-year statements that include 12-month cash flow statements and 1099 accounting.

24/7 Maintenance

From minor issues to catastrophic, we provide 24/7 maintenance support with a trained support staff that will help prevent further damage to your property. We have an excellent pool of competitively priced contractors to handle any repair. Even better, if you would rather work with your own contractors, we’ll work with them too.
